Recommendations and Safety Hazards are identified separately, making it easy to consider repair decisions. Real Estate agents will be impressed with the repair request builder that provides an option to request a credit to the purchase price or the necessary repair. From there a repair request letter is automatically generated and emailed directly from the report.
When purchasing a home, the buyer has the option to request repairs identified from the home inspection report. With every inspection I can provide re-inspection repair compliance checks issued on my company letterhead. You can be certain that repairs have been done correctly.

Whether buying or selling, home inspections provide a detailed analysis of the existing conditions of the dwelling. A pre-listing inspection allows the seller to identify items that require repair or maintenance before the property is listed. This process can also quantify repair costs that the seller can then use to adjust the purchase price. Once repairs are completed, the report can be revised and uploaded to the MLS to share with interested buyers. Pre-listings are an excellent way to save time on the duration of the contract period and can eliminate the second round of negotiations by including any repairs to be completed with the original offer.
Got Radon? Radon is a radioactive gas that enters our homes through cracks in foundation walls and basements. It is the second leading cause of lung cancer in the United States and North Central West Virginia is in a geological red zone. Radon testing is inexpensive, remediation is affordable, and it can save lives. I am a licensed radon tester certified with the National Radon Safety Board and use an advance radon monitoring system that provides a detailed analysis of the existing radon levels inside the conditioned space. It is recommended that any home with a basement foundation be tested for radon.
I offer bacteriological testing for homes with a well or spring fed domestic water supply source. This will identify the presence of bacteriological contaminants so that the system can treated accordingly.
Septic Tracer Dye Tests are used to identify any problems in the septic drain field by deploying a fluorescent tracer dye into a plumbing fixture and examining the septic field 24 hours after the dye has been in place. Any deficiencies in the system are revealed if the dye is observed in the septic field. When available, I obtain a copy of the original septic permit from the respective county health department that the buyer can retain for their files.
Mold is always a concern when purchasing a home and be found in locations where moisture intrusion and inadequate ventilation conditions are present. Usually the result of improper site grading or attic and crawl spaces that do not have sufficient ventilation. Over time, bath vent lines become defective, allowing excessive humidity to enter attic spaces. Each of these conditions allow mold to develop and can damage the structural components of the home and cause serious health problems when airborne. If mold is detected, a mold analysis test will identify the the type of mold and related health risks. Mold remediation can be recommended and the cause can be corrected preventing future mold occurrence.
Using equipment that collects indoor air samples identifies airborne spore counts to determine if levels are elevated, indicating a potential health concern for those who are sensitive to allergens.
Pre-Drywall Inspections are recommended in new construction to document key construction practices. Because most new construction homes in our area do not require code inspections, a pre-drywall inspection will insure that items including nailer plates, anchor bolts, proper rafter fasteners, insulation and sealed window and door framing are properly installed. A pre-drywall inspection works closely with the builder throughout the construction process.
Energy Efficiency is the best way a home owner can save money on energy costs. A Blower Door Test is the industry standard and primary way to identify air movement through the thermal envelope of the conditioned space. A blower door is a highly calibrated instrument that measures the amount of air leaking around wall, attic, foundation , door, and window penetrations. It is a requirement for new construction in many states but is also very useful to identify and correct older homes that are not sealed properly, saving money on heating and cooling bills and adding to the overall comfort to the living space.
